Rental Providers
Experience you can trust
With a combined experience of 120 years in the property management industry, our team has extensive knowledge and understanding of the entire leasing and management process. It is our ability to stay focused on the most important relationship – with our clients – that sets us apart. We hold this aspect as the true measure of a successful partnership, and one which we take very seriously whether you are a first time or seasoned Rental Provider.
We know 'property management'
Our services:
Unlike traditional real estate agents, we understand the intricacies of property investment and the importance of your tenancy performing well. Our experienced Property Managers are focused on maintaining the integrity of your investment, and do a lot more than collect the rent for you.
Pricing
We realistically appraise your property to maximise your rental return and expedite the letting process.
Advertising
We pro-actively promote your property to a wide audience by using a number of mediums including online, onsite and instore.
Letting process
Before we recommend Renters, all applicants are subject to tenancy databases checks, former rental references and verification, proof of employment and income, and 100 points of ID.
Dedicated Property Managers
Our experienced Property Managers are here to look after property as if it was their own.
Rental payments
We keep a close eye on rent payments and follow up promptly should payments fall into arrears.
Accounting
Fully itemized statements are forwarded to you each month and an annual statement is provided at the end of each financial year.
Property inspections
We conduct the maximum amount of routine inspections allowed by law and provide you with updated inspection and progress reports on the tenancy.
Maintenance and repairs
We ensure the Renter is then responsible for maintaining it to the same standard during their agreement, allowing for fair wear and tear. We keep you fully informed as to the condition of your investment, and report maintenance promptly to keep your asset at its best.
Tenancy renewals and lease negotiations
Rental Providers and Renters are notified before the expiry of a lease. Our focus is to reduce the turnover of Renters renting your property.
Insurance
In addition to the building insurance (covered by the estate’s owners corporation), we recommend all Rental Providers take out Rental Providers (landlord) insurance to cover fixtures and fittings as well as loss of rent.
Review
Your property portfolio should be constantly managed to ensure its value grows through annual rent reviews and timely attendance to maintenance issues that may arise.
