Stage 4

Lots 14-19

• Slabs are complete with framing work currently in progress.

Lots 20-29

• Have now commenced with all slabs now poured.
• Frame construction is due to commence over the coming weeks.

Lots 30-35

• The final row is yet to commence due to requiring that space for access.
• Once the other two rows of townhouses are at a certain stage they will then pour the final slabs.
• They aim to have the slabs down May/June.

Settlement of stage 4 will be staggered as they complete but early indication is that they will all be settled this year.

Lots 44-51

• Construction is virtually complete with carpet now installed in all lots.
• The supervisor is going through and checking off defects ahead of client walkthroughs.
• Common area landscaping has commenced.
• Certificate of occupancy expected this week ( by 15^th Feb)

Lots 36- 43

• Painting is now complete
• Tilers are completing the final few things.
• Fit off & caulking has commenced.
• Carpet to be installed over the next two weeks.
• Certificate of occupancy expected March 6^th/7^th ( settlement to occur 14 days once received)

Please make sure you are in contact with your lender, access for valuers can now be provided please pass on your client managers number.

Stage 4

Lots 14-19

• Have now commenced with underground pipework in.
• Slabs to hopefully be in by the end of Feb.
• We can now confirm the order of construction.
• Lots 20-29 will be the next row to commence followed finally by Lots 30 – 35.
• All will aim to complete towards the end of 2019 .

Lots 44-51:

• Tiling is now complete. Final detailing in progress.
• The last items to be installed are underway (shower screens, balcony glass, caulking etc.)
• Carpet will be installed by the end of next week (1^st Feb)
• The developer expects to receive occupancy permits by mid Feb.
• Settlement is still approximate but expected towards end of Feb.

Please make sure your lender is aware of the time frame and loans are in place to avoid delays and any potential penalties at settlement. Valuers can now book a time in to inspect the property, please get them to contact your client manager.

Lots 36-43:

• Painting has nearly completed. Fit offs are currently in progress.
• Cabinetry is now installed and tiling has commenced.
• Expected to complete in March

Stage 4: 

Expected to commence first week in Feb .

Lots 52-59: Now completed with settlement to take place over the coming days.

Lots 44-51

• Cabinetry installation is now complete.
• Painting is well underway.
• Tiling has commenced.
• Estimated completion is February 2019.

Lots 36-43:

• Plastering now complete.
• Fix carpenters are now underway.
• External texture coat to complete by next week and scaffolding to come down.
• Painting to commence next week.
• Estimated completion is March 2019.

• Lots 60-67:
  • Complete and are now settled

• Lots 52-59:
  • Tiling is complete.
  • Final fit off now in progress.
  • Carpet to go in over the next 2 weeks.
  • Expected to receive certificate of occupancy end of November. Settlement is likely to be mid December

• Lots 44-51:
  • plasterwork complete.
  • half of the cabinetry is installed.
  • fix now under way
  • painters to commence next week.
  • Expected to complete Feb/March 2019

• Lots 36-43:
  • Roof work and rough ins are complete.
  • External cladding underway
  • Internal plastering well underway.
  • Expected to complete Feb/March 2019

• Lots 60-67:
  • Landscaping has commenced. Defects are currently getting attended to with client inspections to commence next week.
  • Occupancy permits have been issued and are expected to handover / settle early November

• Lots 52-59:
  • Painting is nearing completion. Tiling is underway.
  • Expected to handover / settle December
• Lots 44-51:
  • Rough ins complete. Insulation is getting installed. Plasterwork has commenced
  • Expected to complete Feb/March 2019

• Lots 36-43:
  • Framing near completion and roof work has commenced. Rough ins also underway
  • Expected to complete Feb/March 2019

• Lots 60-67 –  Painting now complete. Tiling complete. Carpet is currently getting laid. Driveways are poured. Final things getting ticked off.
• We expect certificate of occupancy end of next week.
• Bank valuations can now take place. Please get your lender/ valuer to contact your client manager to organise a site inspection.

• Lots 52-59 – Plasterwork complete. Cabinetry and kitchens are now installed. Fix complete. Painting has now commenced.
• Lots 44-51 – Frame work and roofing complete. Window installation complete. Rough ins under way. Plaster to commence end of next.
• Lots 36-43 – Frame work nearing completion with roof work to commence next week. Window installation complete.

• Lots 60-67 –  Interior painting & final fit out in progress. Cabinetry is now installed.
• Lots 52-59 – External façade works completed. Electrical and plumbing rough ins completed. Insulation is getting installed with plaster work to commence next week.
• Lots 44-51 – Frame work nearing completion with window installation underway. Roofs to start going on next week.
• Lots 36-43 – Frame work still in progress

Stage 4

Lots 14- 35 – yet to commence.

• Lots 60-67 - External façade works are still in progress and internal works now underway.
• Lots 52-59 - Framing complete with external façade work and roof work in progress.
• Lots 44-51 – Third level frame work has commenced
• Lots 36-43 – Ground level framework has commenced

• Lots 60-67 - external façade work underway, electrical and plumbing rough ins are in progress.
• Lots 52-59 - framing nearing completion
• Lots 44-51 - framing has commenced.
• Lots 36-43 - slabs down.

• Lots 60-67 - Framing and roofing now complete.
• Lots 52-59 - Framing 50% complete
• Lots 36-51 - All slabs are in, frames to commence shortly

Lots 68-77 – are now completed with handover inspections taking place.

Lots 60-67 –  framing nearing completion. Lots 60 & 67 framing has now commenced.

Lots 52-59 – lot 52 framing commenced. Lots 53,54 & 55 third level framing about to commence. Lots 56-59 are still yet to have slabs down due to ongoing access requirements.

Lots 44-51 – concrete slabs are now poured for all, with framing about to commence.

Lots 36- 43-  site cuts are taking place with slabs to follow shortly.

Lots 14-35 – awaiting advice for commencement of construction.

Lots 60 & 67 –Framing to commence shortly.

Lots 61 - 66 – Second level framing complete.

Lots 68-77 – Near completion, landscaping and final fit off taking place.

Lots 52-59 – 52 slab has been poured. Lots 53-59 -second level framing complete.

Lots 56-59 –  Yet to have slabs down due to ongoing access requirements.

Lots 44-51 – Concrete slabs are poured for half with the other half ready for pouring over the next day.

Lots 14-43 – Awaiting advice for commencement of construction.

Dear purchasers ,

As you may already have been notified last week we received the following update from the developer.

Please see below ,

Update as to where we stand currently with 120 Cardinia Rd, Officer.

These are all realistic dates and timelines and have been locked in with the builder.

Stage 2   ( lots 52-67 )

Frames & structural steel currently being installed on 12 of the 16 lots.

Remaining 4 slabs and frames are commencing mid-late March, once frames are completed on the lots currently under construction.

This is for access reasons.

Stage 3 ( lots 36-51 )

Build Permits being issued next week.

Drainage commencing mid- March with 12 of 16 slabs down by 29-3-18

Stage 4 ( lots 14- 35 )

I will update you on this once a commencement date has been locked in. I will be able to give you a definitive answer on this in April.

Note, I don't have an exact completion date for both stage's 2 & 3, however they will be completed in 2018.

The development as a whole is running behind the schedule we were originally given, however we hope you find this information of assistance.

We apologize along with the developer for this delay.

• Stage 2: Lots 52-67 : Concrete slabs have been poured on most lots

A quick update on the progress of 120 Cardinia Rd Officer,

There has been delays due to the builder proceeding slower than the developer originally communicated to us.

Please see below:

Stage 1 - Lots 1-13 nearing completion settlement to occur early 2018.

Stage 1 - Lots 68-77 construction well advanced with completion/settlement estimated March 2018.

Stage 2  - Lots 52-67 civil works & foundations have now commenced. Slabs to hopefully be down by Christmas.

Stage 3  - Lots 36-51 civil and site works to commence in the new year ( roughly when stage 2 starts framing)

Stage 4 – Lots 14-35 TBA

• Lots 1-13: Completion and occupancy permits expected mid-December
• Lots 68-77: Construction is estimated to be completed March 2018
• Lots 52-67: Unfortunately there has been some building delays, however we have clarified with the developer that construction will commence over the next week.
• Remaining lots to be advised.

Stage 3 civil works now complete. Builder is on track to commence construction in May

• Roads and footpaths are currently going on.
• Retaining walls completed.
• Laying underground services are still in progress.

• Civil works are continuing to take shape for lots in Stage 3.
• Underground services are in.
• Kerb and channeling is in with road to be poured over the coming weeks.
• Construction commencement is still pending but anticipated to be May.

• Civil works are now underway for both stages 3 & 4
• Large machines plus trucks are removing excess earth prior to underground works commencing.
